Why Attic Insulation Starts With Air Sealing

Attic insulation and air sealing go together because warm air leaking into the attic does more harm than thin insulation alone. In a St. Paul winter, heated air rises through gaps around chimneys, plumbing stacks, light fixtures, wall top plates and the attic hatch. It warms the roof deck, melts snow that refreezes at the eaves as an ice dam, and leaves frost on nails and sheathing. Adding more insulation on top of those leaks hides them without stopping them.

Targets for a Zone 6 attic

Ramsey, Washington and Dakota counties fall in Climate Zone 6 under Minnesota's energy code, and the efficientwindows.org summary of that code lists R-49 for ceilings. DOE's Energy Saver chart suggests R-49 to R-60 for attics in the coldest zones it covers. In practice, that means about 14 to 18 inches of blown cellulose or fiberglass on an open attic floor, depending on the product.

Older houses, harder attics

Many St. Paul homes are story-and-a-half houses with finished upper rooms. Their attic is split into small pieces: a flat section above the ceiling, sloped ceilings, kneewall attics on the sides, and open floor joists that run under the kneewalls into the heated space. That last detail is a major leak path. We seal those joist bays, insulate the kneewalls and slopes (often with foam), and blow loose fill into the flat section.

Rebates that hinge on testing

Xcel Energy's Minnesota rebate summary for 2024-2026 pays 40% of project cost, up to $1,200, when an attic goes from R-19 or less to R-49 or more, and 40% up to $600 for air sealing that cuts blower-door leakage by at least 15%. The insulation rebate requires the air sealing, and both depend on who supplies your heat. If you want to use it, we plan the test-in and test-out with you.

Ventilation stays open

Before we blow insulation, baffles go in at the eaves so the soffit vents keep feeding air to the roof deck. We also check bath fans, which should vent outside, not into the attic.

What This Covers

The sealing, insulating and venting work that makes an attic stay cold and dry.

Bypass sealing

Foam and caulk around chimneys, stacks, wires, top plates and light boxes.

Attic hatch and pull-down stairs

Weatherstripping and an insulated cover so the access does not leak.

Blown-in to depth

Cellulose or fiberglass blown to R-49 or more, with depth markers left in place.

Kneewall attics

Sealing open joist bays and insulating kneewalls and sloped ceilings in half-story homes.

Baffles and vents

Rafter baffles at the eaves and bath fans ducted outside.

Roofline foam

Spray foam on the underside of the roof deck when the attic holds HVAC or living space.

How It Works

1. Inspect the attic

We check depth, condition, ventilation, bath fans and every leak path we can reach.

2. Quote and rebate plan

You get a written price, and if you want a rebate we plan the blower door tests.

3. Seal and baffle

Bypasses get sealed and baffles go in at the eaves.

4. Blow to depth

Insulation goes in to the agreed depth, with markers so you can check it.

Attic Insulation & Air Sealing Questions

What is the attic insulation code in Minnesota?

The efficientwindows.org summary of Minnesota's energy code lists R-49 for ceilings in Climate Zone 6, which covers the Twin Cities counties. That applies to new work. For an existing attic, DOE suggests R-49 to R-60, and Xcel's rebate asks for R-49 or more.

Will more insulation stop my ice dams?

Only if warm air leaks are sealed too. Most ice dams on older St. Paul houses come from heat escaping around chimneys, kneewalls and light fixtures, so we seal those first.

Can you insulate a finished half-story attic?

Yes. The flat attic above the ceiling, the kneewall spaces and the sloped ceilings are handled separately, often with foam on the slopes and loose fill above.

Do I need to remove the old insulation?

Not if it is dry and clean. New fill can go on top after sealing. Wet, moldy or rodent-soiled insulation should come out first.
