When Old Insulation Has to Come Out

Insulation removal and replacement is for attics and walls where the existing material has failed. Common reasons in St. Paul homes: insulation soaked by roof leaks or ice dams, nests and droppings from mice or squirrels, smoke or fire damage, mold, or a thin, compressed layer that makes proper air sealing impossible without removing it first.

How removal works

We use a high-powered vacuum that pulls loose fill out of the attic through a hose and into bags or a container outside, so it does not travel through the house. Batts are bagged by hand. Once the attic floor is clear, we can see and seal every bypass, check the ceiling and framing, and then insulate fresh.

Vermiculite is different

Grainy, gray-brown or gold pebble-like attic fill may be vermiculite, which can contain asbestos. We do not disturb it. It should be tested, and if it contains asbestos, it needs a licensed abatement contractor. HomeAdvisor lists asbestos removal at $1,190 to $3,255 as a separate cost.

Removing spray foam

Foam that was installed badly or needs to come off for repairs has to be cut or scraped by hand. HomeGuide and Fixr both list it as more expensive per square foot than removing loose fill.

Replacement

After removal we seal, add baffles, and insulate to the depth agreed on your quote, usually R-49 or more for an attic in Minnesota's Zone 6.

Insulation Removal & Replacement Questions

How do I know if my insulation needs to be removed?

Wet, moldy, rodent-soiled or smoke-damaged insulation should come out. Dry, clean insulation can usually stay, with new material added on top after sealing.

Is old attic insulation dangerous?

Most is not. Vermiculite may contain asbestos and should be tested before anyone disturbs it.

How long does insulation removal take?

A typical attic takes about a day to remove, and replacement often follows the same or next day, depending on size.

Can you remove spray foam?

Yes, by cutting and scraping. It costs more than removing loose fill, and we explain why it needs to come out first.
